Estate agency runs on speed at two moments and on judgement everywhere else. The two moments are the same every time: a new listing has to be visible while it is still new, and an enquiry has to be answered before that person books a viewing with someone else.

Neither of those requires expertise. Both of them get missed, because they happen while an agent is at a viewing, in a valuation, or on the phone about a bid.

A new listing, live everywhere the same afternoon

One property record contains everything the marketing needs: rooms, surface area, garden, year, energy label, the two features that actually sell it. What follows is the same work every time — a portal description, a longer piece for the website, a social post per channel, and a mail to the buyers already on your list looking for exactly this.

An agent produces all of that from the record and puts it in front of a person to approve. The bottleneck moves from writing to checking, and checking takes minutes.

Enquiries answered while they are still warm

Most enquiries are the same twelve questions: is it still available, what are the service charges, can I view it on Saturday, how old is the boiler, is the price negotiable.

Eleven of those have an answer that is already written down. The twelfth is the one an agent should be handling, and it is the one that gets buried under the other eleven. An agent answers what is documented, books the viewing against a calendar that is genuinely free, and escalates anything about price or position to a person immediately.

Sellers stop having to ask

The weekly “how is it going” call exists because sellers are anxious and have no visibility. A standing summary — views, enquiries, viewings booked, feedback given — removes the reason for the call without removing the relationship.

That reporting is the part sellers remember at renewal, and it is entirely mechanical.

Where this stops, and it stops firmly

The valuation stays with the agent. A number produced by software, on the most expensive thing most people own, is a number nobody can defend in the conversation that follows. An agent may prepare the comparable sales; it does not produce the figure.

The negotiation stays with the agent. Every bid involves reading a person, and that is the job.

Nothing about someone’s financial position gets automated. Not the mortgage question, not affordability, not what a buyer said about their divorce. That is sensitive information and it belongs in a conversation, with a person who understands what they are hearing.
